Modiin, a young city, founded in 1994 and centrally located between Tel Aviv and Jerusalem is attracting an increasing amount of English speaking Immigrants.  The real estate prices are more reasonable for young couples than coastal property and the city has made a concerted effort to reach out to the new immigrants according to the city’s Mayor, Haim Bibas.

Real Estate prices in Israel may rise again later this year

That’s the prediction of Erez Cohen, Chairman of  the Land Appraisal Association in Israel.  According to Erez’s thinking, even though demand for real estate has been dropping off, supply will be dropping off more if builders don’t resume building at a sufficient pace.

Israeli Government approves Real Estate-rescue package

According to an aticle at jpost.com, two Goverment ministries approved a multi-million shekel rescue plan, which will guarantee 10 percent of the credit needed for contractors to build residential housing projects and ease bureaucratic processes for building permits to boost construction and avoid a shortage in apartments.  The economic and financial crisis has caused banks to raise equity requirements for contractors in order to get their financing for building apartment projects.

Living in a Moshav

There is a very interesting article at haaretz.com about life on a Moshav.  There has been a growing trend since the  mid 1990’s that is changing the rural landscape in Israel.

A quote from the article:

“These moshav homes have created an unusual architectural category in Israel, rather like a local version of estate homes. Since the mid-1990s, the traditional landscape of the moshavim in the center of the country has begun to be transformed by new residential buildings. Large, relatively inexpensive patrimonies attracted senior executives and business people, notably from high-tech, who wanted to trade urban bustle for a pastoral existence. Fields, orchards and greenhouses were gradually replaced by enormous mansions surrounded by cultivated gardens, swimming pools, tennis courts and a ranch-like setting for horses. The move to the countryside also bore a saliently romantic aspect, ostensibly drawing on the ethos of manual labor and the desire to be the owner of an iconic moshav landscape of cypresses and tilled soil”.

Garden apartments popular in Israel

garden-aptGround-floor apartments with adjacent small plots of land are becoming more and more popular.  In the past, the land was owned communally by all the residents of the building.  But now it is parceled out to ground-floor residents.

Apartment owners like garden apartments because it feels more like a house where they can have their own garden.  Builders like garden apartments because they can sell them for more money.
