The Falling Dollar: New Trends in Israeli Real Estate Contracts

That’s the title of an Article appearing at the Israel National News website today.  The article, written by Israeli Attorney, Nicole Levin should be very helpful to those of you planning to buy a property in Israel anytime soon.  The article has some very good advice on how to limit your surprises when dealing with a Foreign Currency, in this case, specifically the U.S. Dollar.  The dollar’s recent decline has caused many Sellers in Israel to quote their prices in Shekels.  This is kind of a new type of negotiation that many foreign buyers are not accustomed to.

Business Hotels in Industrial Parks are the new trend

According to an article at jpost.com, Israeli Real Estate Entrepeneurs have identified a need to provide more hotel facilities specifically tailored to businesspeople coming to Israel to conduct International business.  As a result, these Entrepeneurs are planning such projects in the Ramat Hahayal industrial zone, the Herzliya Pituach industrial zone, in Ra’anana, Petah Tikva and on the northern half of Rehov Menachem Begin in Tel Aviv. 

There is concern on the part of others that these new Hotels will adversely effect Hotels near the Sea.

Shekel begins trading on global markets

One more bit of good news about the growing Israeli economy. 

The shekel will finally become fully convertible in international currency markets this week and will be traded by major commercial banks along with 16 other world currencies following approval by CLS Bank International in New York.

Eden Hills, an Eco-Conscious Dream Community

A pretty amazing Real Estate, Master Planned Community is springing up in the Elah Valley.  The project, a dream New York-raised Jake Leibowitz has carried with him for nearly two decades, now has 150 families signed on, mostly American Jews, and on Thursday saw Housing and Construction Minister Ze’ev Boim affix a mezuza on the doorpost of the village’s first building, its on-site corporate office.

Above ground, Eden Hills will resemble an American planned community sporting a very Israeli pedestrian “cardo” cutting through its middle, along with streams and ornamental lakes. Surrounded by forest – more than 800 trees have already been planted on the site – and an archaeological park, the village will be constructed of eco-friendly building materials and will use clean technologies in some innovative ways.

The plans are extremely detailed, from a layout that will cut internal traffic by allowing one-third of residents to enter their parking spots directly from the access road to the village, to a unique underground tunnel, six meters in width and accessible to humans, that will carry all the infrastructure of the village – power lines, television and phone cables, digital communications, water, sewage, even a pneumatic tube for clean garbage disposal and a monorail for automated delivery of goods from store to consumer – to every home’s basement.

Robert DeNiro to partner in new Hotel in Herzliya Pituach

The Nobu Group Partners which includes Robert DeNiro in it’s ranks, announced last week in London that they will build a Hotel above the Arena Mall in Herzliya Pituach.  The Hotel will be built in Japanese style Architecture and will open within 2 years.  Rooms will available for sale.

Tourism figures up 41% from last year

There’s a great article at Ynetnews.com about the number of Tourists coming to Israel.  The current growth rate is on target to reach the Tourism MInistry’s goal of 2.8 Million visitors per year, but officials warn at the same time that the country may not have enough Hotel Rooms to accomodate that level of visitors.

Pretty remarkable accomplishment considering the constant “threat of terrorism” from all sides.
